Tax credits are available for
many types of home improvements including adding
insulation, replacement windows, and certain high
efficiency heating and cooling equipment. The maximum
amount of homeowner credit for all improvements combined
is $500 during the two year period of the tax credit.
This tax credit applies to improvements made from
January 1, 2006 through December 31, 2007. You must
review the final IRS rules to determine what qualifies
for the tax credit. Refer to www.energystar.gov

Real Estate Forecast: A Very Active
Year |

Real estate
forecasts for 2006 include an increase in second home
purchases and strong activity in select markets
throughout the year.
The "2006 Emerging Trends in
Real Estate" report, from PricewaterhouseCoopers
(www.pwc.com) and the Urban Land Institute
(www.uli.org), says that the second home market in
resort and retiree areas will gain momentum as baby
boomers reach their peak earnings and cash accumulation
years, building a net worth that helps them afford
second homes. Baby boomers are purchasing second homes
as retirement residences and to pass on to their
children.
A recent Merrill Lynch report, "A
Rosier Outlook for Hot Markets," called Phoenix and Las
Vegas "two of the hottest domestic housing markets."
Merrill Lynch noted that neither market is experiencing
price or volume declines, and that job growth, supply
constraints and migration to these markets should
underscore demand for the next few
years.
According to the Urban Land Institute/
PricewaterhouseCoopers study, the top real estate
markets to watch (in order of ranking) are San Diego
(which ranked No. 1 for the first time in the report's
history); Washington, D.C.; greater Los Angeles (fueled
by Orange County's housing boom); New York; Phoenix; San
Francisco; Honolulu; San Jose; Sacramento; Seattle; and
Las Vegas.
